Student HMO with complicated planning history including a previously refused planning application and dismissed planning appeal. Subsequent enforcement action had resulted in a problematic position when the owner wished to sell the property. We reviewed and assessed the planning history and advised that a new application should be submitted with thorough justification of significant changes in the character of the area and the direction and content of national planning policy. We received a positive planning permission, legally regularising the changes already made and the owner was able to sell the property at its optimal value.
